Tenancy information
Tenant charges:
VAT is charged at 20%, where applicable
AST tenancies:
The holding deposit is equivalent to one week’s rent and is payable to remove the property from the market. This amount is deducted from your first month’s rent, and is due before your tenancy start date.
Security deposit:
- For ASTs with annual rent under £50,000 – equivalent of 5 weeks’ rent
- For ASTs with an annual rent above £50,000 – equivalent of 6 weeks’ rent
Addendum:
- Change or amendment to terms during tenancy, requested by tenant – £50.00 or reasonable costs
- Change of sharer during a tenancy – £50.00 or reasonable costs (this is subject to landlord approval and a deed of assignment)
- Late rental payments:
Arrears charged at 3% above Bank of England Base Rate
(levied from 14th day of arrears period but charged from 1st day of arrears period)Please ask to see the conditions on the holding deposit receipt form as to whether all or part of the above will be refunded should the tenancy not proceed.
The holding deposit will be offset against the initial rental payment if the application is successful.
Ion Property Management is a member of The Property Ombudsman, which is a redress scheme and Client Money Protection Scheme is provided by CMP. More details can be found on our website or by contacting us directly.
